Found a property you like and want to make an offer? Duncan Phillips will work with you to get the transaction negotiated at a sum that is agreed by our Landlord. Once accepted you will need to make a preliminary deposit to ensure the property is taken off the market subject to suitable references.
It is important to note that during this process we are working on behalf of the Landlord but will obviously ensure all your requirements are handled professionally and on your behalf.

Duncan Phillips Management Limited utilise the Services of our Associated Company GAD (UK) LTD T/As Kurtis Property Services to hold all deposits and rent funds relating to all Management and Rental Services.
There may be some additional fees incurred during the process.
Once an offer is accepted, we will apply for your references and create all the relevant paperwork which forms the basis of the agreement between you and the landlord.
After the references have been compiled and acceptable, for speed and efficiency we will send all the relevant paperwork including signing of the Tenancy Agreement online.
One month’s rent is payable in advance and a deposit of 5 weeks rent is held in case of any damages. These need to be paid by secure online transfer with cleared funds before you can take possession of the property.
Your Landlord may instruct us to make a full inventory and condition report. An Inventory Clerk will make a convenient appointment to carry out the checks on your move in day.
There are three schemes that help protect you and your deposit. The TDS, TDSL or the DPS and we will ensure this is noted on your tenancy agreement.
